This is a list of HP fics where Harry owns or controls Hogwarts or its wards.
What is accepted:
> Fics where Harry owns the school, whether by being the descendant of a founder or for any other reason
> Fics where Harry for some reason controls the wards of the school
> Fics where Harry is Headmaster of Hogwarts
> Fics where Hogwarts is sentient and does Harry's bidding
> Fics where Harry has any other control over Hogwarts, or the area containing it
What is not accepted:
> Fics where Hogwarts is sentient but does not do Harry's bidding
> Fics where Harry is a teacher, but has no actual control over the building or its wards
Let me make it clear that this is NOT a list of my recommendations, I haven't even read all of the fics, although I do generally check that they fit the requirements.

A Necessary Evil by Kai
After the Final Battle, Albus is pregnant (!) and Lord Voldemort is almost-dead yet again. Harry battles Lucius to gain control over the wards at Hogwarts, snatching them from Dumbledore, and he becomes Headmaster in the bargain. HP/SS. Rated NC-17.
Bring Me To Life: A Continuation by I Got Tired of Waiting
The story of Severus and Harry and a portrayal of the ties between them, spanning over a century. Sequel to Amireal's PLEDGES -- with permission. Harry is the keeper of the wards. HP/SS. Rated M.
Crumbling Pedestal by Grazhir
When Voldemort tries to force Harry to duel in the graveyard at the conclusion of the Tri-Wizard Tournament, things take an entirely different direction. Harry can communicate with Hogwarts and alter her wards. HP/OFC, HP/SS. Rated R.
Ghost of a Memory by Phoenix Boy
After killing Voldemort, Harry leaves the wizarding world for a few years before joining the university under a different name. Now he returns to teach at Hogwarts as James Evans. Dumbledore asks Harry to hold the wards. HP/SS. Rated R.
Harry Potter and the Guardians of Power by teacherbev
Harry gets kidnapped by Voldemort and thinking "Merlin, save me" with all his power and magic behind it, manages to transport himself and Severus back in time to Merlin and the Founders. Severus as mentor to Harry. Harry helps to create Hogwarts, and accidentally makes her sentient; she calls him her master. PG-13.
Harry Potter and the Manipulator of Destiny by Wheezy1
Harry finds that Dumbledore has been less than honest or helpful with him, takes control of his own life and finds the training he needs from others. He and some others are given the keys to the wards. HP/HG, NL/LL. Rated PG-13.
Harry Potter and the Secret Sanctuary by Farfumsane
Harry and co.’s 6th year is filled with new powers, places, experiences and faces. HighPower!Harry. Harry's Gryffindor's heir and thus owns Hogwarts. Multiple het pairings (listed on the first page). Rated PG-13.
H is for Helga (sequel here) by Draegyn
Professor Potter's first history lesson: the books are wrong and Hermione is going to be remembered as the dumbest best friend in history. He travels back to the founders' time, and sets the wards; when he returns they recognise him. Slash (pairing unknown?). Rated PG-13.
Hogwarts Apprentices 1: Gentry Green by lisa roquin
Harry learns a strange things about his family history and returns to Hogwarts early summer after 5th year. Grief, betrayal, shocks, angst, oh yeah and Snape too. When Dumbledore leaves the castle in an emergency, Harry (the heir of Slytherin) is left control of the wards. Slash & het. Rated M.

Harry Potter has spent six years in Azkaban. Now, Dumbledore, Black and Lupin are here to retrieve him, now certain of his innocence. Will they be too late to save Harry's sanity?
